How to read the ParaguayInmo index

The ParaguayInmo index is a score from 0 to 100 summarising how good a property is as an opportunity. Instead of making you cross-reference price, area, yield and location by hand, the index combines them into a single number that is comparable across listings.

It is not a buy signal: it is a compass. A high score says «this property deserves a closer look»; a low one, «there are signals worth checking before you go any further».

The index mainly weighs three things: price against nearby comparables (whether the price per m² sits below, in line with or above similar properties), rental potential (the estimated yield given local rents) and the quality of the location data, because a precise location inspires more confidence than an approximate area.

The better a property is positioned on price and yield, and the more reliable its location, the higher its score.

The score falls into four bands. From 0 to 39 (red): warning signs, usually a price above the market or a weak yield. From 40 to 59 (orange): in line with the market, no clear edge. From 60 to 79 (green): a solid opportunity, with favourable price or rent. From 80 to 100 (deep green): a standout opportunity against its comparables.

The 36-tick dial around the number shows the band at a glance. Use the score to decide which listings to visit first, not to decide without seeing the property.

The index is only as good as the data feeding it. In areas with few comparables, or with incomplete listings, the score is less precise. And it cannot see what is not in the data: the property's real condition, a legal problem, a pending renovation.

Take it as the first filter in a decision, always followed by checking the paperwork and a viewing. The number saves you time; it does not replace your judgement.
